Situation

Fanatics engaged Newmark as a strategic real estate advisor during a period of rapid expansion and acquisition activity. The company’s growth through Tops, Mitchell & Ness, Lids, WinCraft and PointsBet created a decentralized portfolio spanning retail, industrial and office assets.

Newmark established a centralized account team to serve as an extension of Fanatics’ lean real estate organization. The team developed business cases, real estate strategies, financial analyses and portfolio insights to help business leaders make faster, more informed decisions across the global footprint.

To support the complexity of the portfolio, Newmark brought together subject matter experts across retail, industrial and office. This targeted expertise helped Fanatics evaluate each asset type through the right lens, including locations tied to the company’s Betting & Gaming business and its brick-and-mortar sportsbook operations.

Outcome

Newmark secured a 215K SF long-term headquarters in New York City through an off-market opportunity, an 85K SF industrial site in Portland with a lease negotiated in 37 days and a 55K SF short-term New York City sublease at a 50% discount to market rents. The team also developed customer profiles and applied them across the portfolio to identify profitable locations and guide acquisition integration opportunities.
